The redevelopment of the former Bauer site for a mixed-use complex provides new employment opportunities in downtown Waterloo and provides housing options that did not previously exist.  The integration of complimentary commercial uses provides added amenities that benefit the surrounding residents and businesses.  This development provides a unique live/work environment that is ideally located along a major transit route.

 

The design of the buildings is reflective of the past use and compliments the existing built form on site.  The retention of the original Bauer Industries building is a positive attribute to the development and helps to maintain a sense of place.  The fully integrated development provides a vibrant meeting place and injects new life into downtown Waterloo.

 

As the planners for this project, MHBC obtained Official Plan, Zoning By-law and Condominium approvals to facilitate the development of this project which represents an ideal example of intensification and use of an inter-city brownfield site.
