Working alongside a strong team of architects, engineers and City staff, MHBC facilitated plans for the revitalization of a former 7.82 hectare industrial site in the Old Stockyards District in the City of Toronto. MHBC was able to secure a Zoning By-law Amendment and Site Plan Approval to create a distinctive and vibrant 52,171 sq m urban retail centre.
The site includes two levels of multiple retail uses with the parking located internal to the site through structured garages. Unique to this site is the design emphasis responding to its surrounding environment. This has been accomplished through the wrapping of built form and density along the major streets and internal roadways.
In addition to the architectural form of the overall site, direct access to commercial units through animated boulevards and pathways enhanced by street furniture, patterned concrete and public art further promotes a positive pedestrian environment and amplifies the life of the surrounding public thoroughfares.
When built, the project will not only signify the rebirth of a former contaminated industrial site, but it will re-strengthen the local identity of the Weston and St. Clair neighbourhood while providing a spatial and architectural form and design that is both rich in character and diverse in commercial opportunities for the community.
